We Replaced a Failed Water Heater in Bethesda in 4 Hours — Including the Permit

Jennifer called me on a Tuesday morning. No hot water. Her 14-year-old 50-gallon water heater had finally given out. She had a family visiting from out of town. She needed this solved today.

Same-Day, Every Time

Water heater emergencies are the most common same-day call I get across DC Metro. I carry the most common sizes on the truck — 40 and 50-gallon electric and gas — because most homeowners can't wait. Jennifer needed a 50-gallon natural gas unit. I had it.

Angel came within 2 hours, had the new heater installed by noon, and pulled the permit on the same day. Extraordinary service when we really needed it. — Jennifer S., Bethesda MD

The Install

I shut the gas and water, drained the old tank, removed it, set the new Bradford White unit, reconnected gas and water lines, tested for leaks and proper combustion, and verified hot water at every fixture. Four hours from first call to hot water.

The Permit Question

Jennifer mentioned that another plumber had quoted her a lower price — without pulling a permit. Montgomery County requires a permit for water heater replacement. An unpermitted installation can void your homeowner's insurance and create problems when you sell. I pull every permit on every job.
