Seasonal Home Maintenance Checklist for Santa Clara Homeowners

Jun 2025

Stay ahead of repairs with this room-by-room seasonal checklist tailored to the Bay Area climate.

Use the seasons as a reminder

Santa Clara and the rest of the Bay Area swing between wet winters and dry summers. A short checklist each season catches small problems before they spread.

Walk the house once a season. Write down anything loose, stained, or sticking, and group the small items so they can be handled together.

Spring, after the rain

Look for water stains on ceilings and soft spots in drywall. Check caulk at windows, tubs, and sinks, and clear gutters so the next storm has a path to drain.

Test smoke and carbon monoxide detectors and replace batteries that chirp.

Summer heat

Heat dries out exterior caulk and paint. Look for gaps at trim and siding, and note doors that start to stick as frames expand.

If you have irrigation, look for leaks at hose bibs and drip lines before a small drip becomes a muddy patch.

Fall, before the rains return

Clean gutters again and look at roof edges and flashing from the ground. Check weatherstripping on exterior doors.

Make a list of interior items — a sticky door, a loose hinge, a small wall patch — so they are not still waiting when the weather turns.

Room by room

Kitchen: look under the sink, and check caulk where the counter meets the wall. Bathrooms: check caulk and that the exhaust fan actually moves air. Living areas: note nail holes, scuffed trim, and shelves that have pulled loose.

Outside: look at pathways for trip edges, and at paint that is peeling back to the surface underneath.

A handyman visit can cover a list of small repairs. Gas lines, a main electrical panel, and structural changes belong with a specialist.
