Permit approval in Northern Virginia typically takes 2–6 weeks depending on jurisdiction and scope. Once permits are in hand: framing and rough-in (HVAC, electrical, plumbing) typically takes 1–2 weeks. Inspections before drywall add 3–5 business days. Trade Sequencing Matters
Basement projects require coordinating multiple trades in the right order: framing happens before electrical and plumbing rough-in; HVAC ductwork goes in before insulation; inspections happen before drywall. Questions to Ask Before You Sign
Who pulls the permits — you or the contractor? (Should always be the contractor.) Are you licensed in this jurisdiction? Can you provide references from recent basement projects in this county? What's included in the contract scope and what are the exclusions? How do you handle change orders? What's the payment schedule? Clear answers to these questions before you sign separate professional contractors from those who will create problems mid-project.
