First 48 Hours

Before you unpack a single box, do a walk-through with fresh eyes. You'll notice things you glossed over during the buying/renting process when you were focused on bigger picture decisions.

  • Test every light switch and outlet β€” note any that don't work
  • Run every faucet and check for slow drains
  • Flush every toilet and check for running or slow filling
  • Check under every sink for moisture or drip stains β€” these indicate past (or present) leaks
  • Test the HVAC β€” both heat and AC β€” even if it's not the season
  • Check all windows and doors for proper operation β€” note any that stick, don't latch, or don't seal

First Week

  • Change all locks β€” this is basic security and should be done immediately in any rental or purchased home
  • Locate the main water shutoff, electrical panel, and gas shutoff β€” you want to know where these are before an emergency
  • Test all smoke and CO detectors β€” replace batteries regardless of what the seller/landlord says
  • Inspect the attic for proper insulation and any signs of leaks or pest activity

First 30 Days

  • Schedule a chimney inspection if the home has a fireplace
  • Have the HVAC serviced and filters replaced
  • Inspect the exterior β€” gutters, downspouts, caulking around windows and doors, condition of siding or stucco
  • Test the garage door opener and safety reverse function
  • Document any existing damage with photos β€” this protects you as a renter and creates a baseline record as an owner
New homeowner note: Bay Area homes often have deferred maintenance that wasn't disclosed or wasn't visible during inspections. A general handyman walk-through in the first month can identify issues before they become expensive β€” and prioritize what to address first.
