How to Prevent Frozen and Burst Pipes in Northern Virginia Winters

Northern Virginia winters are mild until they're not. These steps protect your pipes when temps drop hard.

Brownlee Plumbing · Alexandria, VA

Alexandria averages mild winters but does get hard freezes — typically a few per year. The pipes most vulnerable are those in exterior walls, unheated garages, and crawl spaces.

When temps are forecast below 20°F: open cabinet doors under kitchen and bathroom sinks on exterior walls, keep a slow drip running from the faucet farthest from the main, and if you'll be away, don't drop the thermostat below 55°F.

If a pipe does freeze: locate the shut-off valve so you can kill water fast if it bursts. Apply gentle heat with a hair dryer working from the open faucet back toward the wall. Never use an open flame.

A burst pipe is an emergency — call Brownlee Plumbing immediately and shut off the main. Water damage compounds fast.
