Panel Capacity First
Before a single wall goes up, we assess your panel. An addition with a kitchen or full bath adds significant load — appliances, water heater, HVAC, lighting, and outlets. If your panel is at or near capacity, a panel upgrade needs to be part of the project scope.
ADU-Specific Considerations
An Accessory Dwelling Unit (ADU) may require a separate meter or sub-panel depending on your jurisdiction and whether the unit will be rented. Some Northern Virginia counties require a separate electrical permit for an ADU even when attached to the main home.

Rough-In Timing
Electrical rough-in happens after framing and before drywall. This is when we run the wiring — get us scheduled at the right point in your project. Trying to add circuits after drywall is up multiplies cost and disruption.
Code Requirements for New Construction
New construction and additions in Virginia must meet current NEC code — which requires AFCI protection for bedrooms and living areas, GFCI for kitchens and bathrooms, and tamper-resistant outlets throughout. We build to code and pull all required permits.
