Panel Condition and Capacity
We inspect the panel enclosure, service entrance, grounding, bonding, and breaker condition. We look for double-tapped breakers, oversized breakers, Federal Pacific Stab-Lok panels, and signs of heat damage. We also assess available capacity for your planned loads.
Wiring Type and Condition
We identify the wiring type throughout the home — copper, aluminum, or knob-and-tube. Each has different requirements and risk profiles. We document the condition and flag anything that needs attention.
“The electrical inspection before our home purchase flagged a Federal Pacific panel that saved us from a major problem. The report gave us strong leverage in negotiations. — Ajay B., Manassas VA”
GFCI and AFCI Compliance
Current code requires GFCI protection in kitchens, bathrooms, garages, and outdoors. AFCI protection is required for bedrooms in newer code cycles. Older homes often lack these — we document every location that's non-compliant.
