When to Get a Pool Inspection, and What It Covers

Eyob Bezuneh · September 23, 2026 · 2 min read

When a Pool Inspection Makes Sense

A pool inspection is worth booking at a few clear moments. The most common is before you buy a home with a pool, but it also makes sense at the start of each swim season, after a pool has sat vacant, or any time the equipment or water starts acting strangely.

  • •Before you buy a home with a pool
  • •At the start of swim season
  • •After the pool has sat unused
  • •When equipment or water quality seems off

Water Chemistry Comes First

We start with the water. We test all the chemical parameters and document the current water quality, looking for imbalances or chronic issues that point to a bigger problem. The water often tells us where to look next.

Checking the Equipment

Next, we go through the equipment that keeps the pool running. The pump, motor, filter, heater, lighting and controller are each inspected for how they operate and what condition they're in. You get a clear view of what's working well and what's showing wear.

Pro Tip

If something has been making a new noise or acting up, tell Eyob before the inspection starts so he can pay extra attention to it.

Surfaces, Tile and Plumbing

We also check the visible pool surfaces, tile, coping and plumbing for cracks, stains or signs of leakage. We can identify signs of a potential leak during the inspection. For confirmed leak detection and repair, we can recommend the right next steps.

What You Get Afterward

After the inspection, you get a clear, practical written summary of what's working, what needs attention, and what can wait. There's no pressure attached to it. Homeowners use it to plan maintenance, and buyers use it to make a better-informed decision before purchasing a home with a pool.

Booking an Inspection

Our goal is honest findings and practical recommendations, not a list of things to sell you. If you're buying a home in Scottsdale or Phoenix, or you just want to know where your pool stands, call Mirage Waterscape at (202) 459-7639 or book a free estimate.
