I've done pre-listing inspections for dozens of Alexandria sellers. The pattern is consistent: sellers who inspect before listing are better prepared for buyer negotiations, close faster, and have fewer last-minute price cut surprises. Here's what the process looks like.
The Inspection Changes the Conversation
When a buyer's inspector finds an issue, the seller is on the defensive. When a seller has already documented the issue — and either fixed it or disclosed it in the listing — the conversation changes. You're in control of the narrative instead of reacting to someone else's report.
“We got Marc's pre-listing inspection, fixed three of the items he flagged, and disclosed the rest in our listing. Our buyers' inspector found nothing we hadn't already addressed. Closed in 21 days. — David R., Del Ray Alexandria”
What I Focus On in Pre-Listing Inspections
For pre-listing inspections, I focus on the items that most frequently trigger buyer repair requests in Alexandria: roof condition, HVAC age and performance, water intrusion signs, electrical panel status, and deferred exterior maintenance. I rank findings by likely buyer concern so sellers can prioritize their repair budget.
